Question #1

Who pays the commission to the real estate agents?

Most people immediately answer – The Seller.

That is not my answer.

Technically, it could be correct, but from my point of view, as an Exclusive Buyer's Agent, the buyer is always supplying 100% of the money to the transaction. The seller will authorize the payment to the agent(s), but usually it is the buyer's bank, or the seller's attorney's escrow account, that writes the check(s) to the seller and to the agents using the buyer's money.

Is this house worth what the seller is asking?

Typically, the agent will do a Comparative Market Analysis (CMA) and show you only houses in the neighborhood that sold in a higher price range than the house you're interested in. This will give the impression that your house isn't expensive at all compared to the others, and is worth what the seller is asking. Is that the answer you want?
